Owning Spanish Property as a UK Tax Resident
Owning Spanish Property as a UK Tax Resident explains the Spanish steps and the separate obligations that matter to someone living in the United Kingdom. It is designed as a decision guide, not a promise that one rule fits every buyer or property.
The Spanish process
Work through tax residence, foreign property, rental income first, then coordinate sale, foreign tax, treaty. The exact sequence can change with the property, region, finance and contract.

United Kingdom module
For a buyer connected with the United Kingdom, the Spanish transaction and the home-country position must be documented in parallel.
UK residence determines whether foreign income and gains enter the UK return. From 6 April 2025 the foreign income and gains regime changed, so recent arrivals should check whether a claim is available rather than relying on older remittance-basis articles.
A UK resident normally reports taxable foreign rental income through Self Assessment. Keep the Spanish return, exchange-rate workings, invoices and proof of tax paid.

Tax, banking and records at home
Rent from a Spanish home can be taxed in Spain and may also need to be reported in the UK. Foreign Tax Credit Relief may be available, subject to the treaty and UK limits.
A UK resident can face UK Capital Gains Tax on a disposal of Spanish property as well as Spanish tax. The acquisition cost, improvements, selling costs and sterling conversion dates all matter.
