How to obtain an NIE from the UK or in Spain: complete guide
An NIE is the personal identification number used for foreign nationals in Spanish administrative and tax procedures. Property buyers commonly need it for completion and taxes. The correct route depends on where you live and whether you are buying as a non-resident or moving to Spain.

Choose the route that matches your plans
A UK resident buying as a non-resident may apply through the Spanish consulate responsible for their home address or directly in Spain. A consular NIE does not grant residence. Anyone moving to Spain must follow the appropriate immigration or EU residence process, depending on nationality.
The application may be presented by the applicant or a properly authorised representative, but the applicant or representative must attend physically.
Applying from the United Kingdom
The Spanish Consulate General in London currently asks applicants to request an appointment by email at [email protected]. Check which Spanish consulate covers your address before using the London instructions.
The published list includes EX-15 completed but not signed before the appointment, evidence explaining why the NIE is needed, a valid passport and copy, proof of residence in the consular area, form 790 code 012, and the fee paid by card at the appointment. A representative needs an express power of attorney; the London page says it must be apostilled. The consulate currently indicates around three weeks, subject to delay.
Applying in Spain
Apply through an authorised Foreigners Office or police station, normally with a prior appointment. The national checklist includes two signed copies of EX-15, form 790 code 012 and payment evidence, original and copy of valid identification, and documents proving the economic, professional or social reason.
A legal representative can apply where the power of attorney expressly authorises the NIE request. Check the exact office and appointment category before travelling.
Buyer checklist
Use identical personal details on every form, keep the fee receipt and submission record, and ask your independent lawyer when the NIE is needed for reservation, mortgage, completion and tax filing.
